MISTAKE #1: SKIPPING MOLD TESTING BECAUSE THE HOME LOOKS CLEAN

Mold doesn't announce itself. It grows in HVAC systems, inside walls, under flooring, and in areas with poor ventilation — all invisible to the naked eye during a standard showing. In Florida's humidity, mold testing isn't optional. It's prudent.

MISTAKE #2: THINKING A BASIC INSPECTION IS ENOUGH

In Florida, a standard inspection is the floor — not the ceiling. Mold, termites, 4-Point requirements, and wind mitigation are not luxuries. They're often required by your insurer, and they protect you from some of the most expensive problems in the state.

MISTAKE #3: THINKING NEW CONSTRUCTION DOESN'T NEED AN INSPECTION

Builder errors are common. In fact, some of the most serious issues we find are in brand-new homes — missing insulation, incorrect wiring, damaged ductwork, missing hurricane straps. New doesn't mean perfect. Phase inspections exist precisely because mistakes happen when no one is watching.

MISTAKE #4: THINKING SERIOUS ISSUES ARE VISIBLE TO THE NAKED EYE

The most expensive problems in a home are rarely visible. Water damage, mold, termite damage, and electrical issues live behind walls, under floors, and in crawl spaces. If you could see the problem yourself, you wouldn't need an inspector.

In most cases, yes. Florida's climate, pest exposure, and insurance requirements mean that a standard inspection alone often misses critical issues. Most Tampa Bay region homebuyers should also consider a Mold Inspection and WDO (termite) Inspection, and if you're buying an older home, a 4-Point and Wind Mitigation Inspection may be required by your insurance carrier.
